Investment Criteria

Market Street Investors (MSI) is actively seeking new investment opportunities in current or former industrial, manufacturing, or commercial facilities and land in prime, land-constrained markets across the nation. The firm's primary goal is to identify and acquire high-quality real estate that has been passed over because of significant environmental issues. MSI's target property is 30 acres or larger and located in prime urban and suburban infill locations that present a strong redevelopment opportunity.  Smaller properties may be acquired if the attributes are unusually compelling.  The acquisitions will be both land only or land and buildings. 

MSI will operate on its own or in conjunction with strategic partners to acquire, clean up, insure, entitle and redevelop Brownfield properties.  MSI will operate principally as a land developer, selling clean, entitled land.  We will complete preliminary site development and sell improved property on a deal-by-deal basis.

Geographic Focus

Properties should be located in prime land-constrained markets across the nation.

Asset Class

Current or former industrial, manufacturing, or commercial facilities and land. MSI will complete facility closure and demolition activities as necessary. Product upon redevelopment is a function of highest and best use and may vary from single family residential to industrial.

Transaction Size

Equity investments generally range between $5 million and $30 million (inclusive of cleanup costs); however, MSI will consider transactions outside of this range that are compelling investments. 

Transaction Structure

Acquisition of the property in its “as-is” condition. General terms of the purchase agreement will include MSI assumption of the obligation to complete site remediation and assumption of the environmental liability of the seller post closing.

Hold Period

MSI targets opportunistic returns generated over a 1 to 5 year time horizon, with a substantial focus on generating a high multiple of capital. MSI will consider longer term transactions that fit its overall investment strategy.

All Cash

MSI buys on an all-cash basis. MSI will also consider acquisitions with existing assumable mortgages.

Proven Sponsorship

MSI seeks to invest with joint venture development partners that have a proven track record in the target market and asset class.
