Brownfield Expertise

Market Street Investors has one of the nation’s strongest Brownfield project teams.  The principals of Brownfield Partners include Stuart L. Miner, Mary B. Hashem and Douglas A. Elenowitz.  Mr. Miner was a founder of LandBank, Inc. which was one of the first firms to pursue acquisition and redevelopment of Brownfield properties on a national basis.  Ms. Hashem was the Director of Environmental and Risk Management for LandBank and formerly served as chairman of the urban renewal authority for a large suburban Denver municipality.   Mr. Elenowitz was an acquisitions Project Manager for the firm.  During their time together at LandBank, the partners jointly structured and completed over 20 Brownfield projects.  The Partners’ backgrounds in urban and regional planning, real estate, environmental science, finance and insurance equip them with the unique range of expertise needed to complete successful Brownfield transactions.

Joel Ross is a founder and principal of Citadel Realty Advisors, a New York-based real estate finance and investment banking firm.  Mr. Ross has over 30 years of experience in banking, investment banking, real estate finance and development.  He has gained substantial recent experience with Brownfield sites as co-developer of the 240-acre Union Pacific Rail Yards property in downtown Sacramento , California , one of the largest and most complex Brownfield projects underway in the country today.

  • Selecting, contracting and providing oversight of the environmental remediation firm to ensure on-time and on-budget performance of the clean up.
  • Identifying end users and structuring and negotiating the sales contracts with vertical developers or merchant builders to ensure a market rate or above land sales price.
